  CalPERS & CalSTRS loans
Public Employees, this is the loan for you.
As of this writing there are over 200,000 state employees in California. Many of them are right here in the Capitol. Did you know you can use your CalPERS retirement as a down payment on a new home? This is the primary benefit of CalPERS loans. Even if you do not have a fully funded CalPERS retirement, or you do not wish to use it, CalPERS home loans offer other advantages such as a reduced interest rate and more favorable terms.
Teachers, this is the loan for you.
CalSTRS is similar to CalPERS in many ways. It is a state sponsored home loan limited only to a certain employement, in this case teachers. Benefits include special loan programs and terms. CalSTRS has teamed up with CalFHA to offer the Extra Credit Teacher Program (ECTP) which provides extra downpayment assistance to teachers who serve a "high riority" school as defined by the state.

Please note that recently the downpayment requirement for both CalSTRS and CalPERS have increased. These programs may no longer be the best fit for you. Also, check out our other no-down loans here.
